All simple questions really… However, if you don’t know the answers, you can encounter some major damage this winter.  As the temperatures dip into the freezing range, we all want to protect our homes and businesses to the best of our abilities.

 

Unfortunately, many home and business owners overlook water damage on their insurance policies and do not have adequate protection.  Only a few inches of water in a basement can cause tens of thousands of dollars in damage.  According to the Insurance Information Institute, water damage – including sump pump overflow, frozen and burst pipes –  accounts for approximately 22% of all insurance claims.  The time to verify coverage is NOW, not during a water emergency.  Being prepared and knowing what to do is the best way of avoiding even more disruption in your life!

 

Here are a few tips to remember when facing a water emergency:

 

**KNOW where the main water shut off valve is located; turn off all water in the building.

**ISOLATE the exact location of the leak/problem if easily identifiable; do as much investigation as possible so you know the details when asked.

**CONTACT a professional and let them know the information you’ve found; the more information you can give to the plumber, the better the likelihood they will bring the necessary equipment/parts to fix the problem.

**OPEN a faucet to catch the remaining water in the system; you may need the extra water before the water system is operational.  A faucet in the lowest level of your home/business will work best.

**CONTACT your insurance agent, notify them of the extent of the damage and verify your coverage.

**MOVE valuables out of the water and take unaffected possessions away from the area.  Take pictures and make a list of anything that has been involved with the water (including model numbers and descriptions, if possible) for insurance purposes and potential replacements.

**BEGIN the dry out process IMMEDIATELY!  Standing water and excessive moisture can cause rapid mold growth even in cooler temperatures.  Allow fans and dehumidifiers to run continuously until appropriate moisture measurements are taken.
